First of all, in order to do Property Management in California, you need to be a Real Estate Broker. If you are a Real Estate Agent, you need to have your license with a Licensed Broker. You may ask, why do you need to be a Broker, and the answer is, because you are handling a very large asset and money of someone else. so California wants to make sure you answer to the State of California. The reason an Agent needs to have their license with a Broker, is that a Broker has a level of responsibility that an Agent does no have.

The question about what makes a good Property Management Company is in the eyes of the beholder. There are very large Management Companies that do only property Management, and there are small Management Companies that do Property Management, but also traditional Real Estate. What type of Company you want as a consumer is up to you. There is no one answer to this question. The main thing for clients is to be comfortable with the Level Of service you receive from your Property Management Company
