Fee's, Accounting & Bookkeeping

Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Showing Your Property
We make sure your Property is shown to all Interested, qualified Parties. We never allow Unchaperoned showings

Screening Tenants
We have a detailed Tenant screening process. We run Credit, Criminal and Eviction checks. We check rental history and use our more than 10 years of Management experience to place the best Tenant possible in your Property.

Maintaining Your Property
Maintaining your Property is very important for Long Term Profitability. Our Broker, Tony Cantelmo is also a State Licensed General Contractor. (CSLB# 709714). He understands your home and has knowledgeable Vendors who he has done business with for years.

As Broker of A.D. Cantelmo Realty my goal is to give my clients the piece of mind that their property is going to be given the attention that is needed. When you sign up with most Property Management Companies, basically you are signing up with them to collect the rent, and when something breaks they get it fixed by someone who they call and you as the homeowner never talk to the handyman or contractor, and really don't know who or what has been done. With my company you are talking to me. I am the Broker and the Contractor. If you have questions on anything you only need to talk to one person.  Your invoices for work being done only come from one company, you don't need to chase down different companies to find out what has been done. You as a client of A.D. Cantelmo Realty only need one number to get answers, Mine. My cell number is always available to you (714) 313-7413. Now their are some of our clients that have their own repair people, no problem.You don't need to use our services as a contractor. If you have your own people we will work with them. Our goal is that you are satisfied with our service, however you choose to use it. We want to offer our clients as much service as possible, you choose what service you decide to use.

The people that I use for your home are people I have known for years and I also use them at my own home. It is not only important that the work is done properly, but that the tenant is comfortable with the person doing the work.

The advantage of having a Broker who is also a Contractor is that I am always working on your behalf. Repairs will always be done with the client in mind and not with the contractor in mind. With my experience, I am always looking for ways to help prevent large expenses by taking care of issues when they are small and not waiting for them to get to the point of emergency.

I have in my career as a contractor built homes from the ground up, and I also have worked with companies like Terminex, and Orkin for Termite repair and many other repair issues. As a Realtor I used my Contractor Experience to help close many sales. Though I don't do the physical work anymore I am always aware of what is going on with all repair work, and I always keep my clients in the loop so that their are no surprises.
