Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Interior Doors make a big difference  

 

 

 

 

 

 

 Interior Doors, are often overlooked when a home is being re-model, the only doors that’s many people seem to pay attention to is the Entry door and the Patio door, but interior doors make a huge difference with not only the look of your home but also the durability of your home. Now I’m just as bad as everyone else, I have a dream of having a Dutch door for my Entry door. Now if you don’t know what a Dutch door is, here is a picture.

 

                                                                              

 

Now you may ask, why do I love a Dutch door? It’s simple, I love to lean on things and as you can see, with a Dutch door you can open the top and lean on the bottom. They call it a Dutch door, because this type of door was common in the Netherlands in the seventeenth century

 

I also love my patio door, it’s a single door and two window panels on each side that can be opened and there are no interior grids to paint.

 


 

So you can see, I also think about the Entry door and Patio Door.

 

But ignoring the style and quality of your interior doors is a mistake. In my business of Property Management in Orange County Ca. I often see damage to those cheap hollow doors. This problem can be avoided if a solid core interior door is used. Yes the initial expense can be a deterrent, but the durability, the look, the feel and sound reduction of the solid door makes a huge difference in the look and quality of your home, and in a rental property, the durability is most important.  Here are the three types of interior doors

 

Hollow Core -

A hollow core door is a door made up of either plywood or molded composite skin made to look like it is made up of multiple pieces. The molded skins are either smooth or grained and ready to accept paint to match your decor. The most popular molded style is the traditional 6-panel, providing the look of wood-paneled doors for a budget price. Because the inside of the door panel is hollow, this door style does not have the sound deadening qualities or heft of a wood door.

 

Solid Core - 

Solid core interior doors offer the qualities of solid wood construction without the cost. Similar to hollow core doors, these doors have a skin layer of either plywood or molded composite, however the space inside the door is filled with a wood fiber. This allows the door to have better sound-deadening properties than its hollow core counterpart. Perhaps the most attractive feature of the solid core construction is that this door will look and feel more like a solid wood interior door without the cost.

 

Solid Wood -

Interior doors made from solid wood are a sign of elegance and style. Solid Wood interior doors are made from a variety of hard and soft woods including cherry, mahogany, alder, maple, pine, poplar and others. The most common solid wood door is the traditional 6-panel pine. These doors can be painted or stained to give a classic look to any home. Wood has superior sound-deafening qualities that keep the noise in or out and depending on wood species may be very heavy, giving the doors a stable feeling. Solid wood is a natural material which allows custom designs, shapes, and sizes; however it will shrink and swell with humidity (These door descriptions provided by http://www.curtislumber.com _)
