End of year accounting for Clients  

 

 

 

 

One of the most important jobs a Property Manager has, is the end of the year accounting that they give their clients. Not giving your clients the proper information at the end of the year, is not only a dereliction of your job, but can cost your clients quite a bit of money.

 

In my business of Property Management in Orange County Ca. Every month I not only give my clients a monthly accounting but a running year to date accounting so there is never any question in their minds what is going on with their property. Also at the end of the year, I repeat the year to date accounting and also include an Income and Expense statement, plus the Schedule-E statement, and of course a 1099 tax form.

 

The most important thing that I can give my clients is the confidence that every dime is accounted for. During the year they don’t always pay attention to the information I send them. I need to be ready at the end of the year to answer any and all questions that they may have and do it in a timely fashion. I never have them talk to anyone but myself when it comes to their year end questions. I am the Property Manager and I am the one that knows about their property and what has been going on throughout the year.

 

We all know how crazy it can get when it comes to the year end accounting, Many of my clients call me at the last minute when they are actually sitting across from their accountant. They expect me to be able to give then the information they need, even though I have already sent them the information they are asking for. I do everything I can to accommodate them and will also talk to their accountant and answer any questions they have.

 

Clients do not just pay a Property Manager for the daily management of their property, they pay them for service and that service includes accounting for the money and that service includes making sure they have all the information they need. The one thing a Property Manager should never do is tell their clients that they will get back to them with the information, and never do.
