Looking for a reason not to rent
One of the most difficult parts of Property Management is
finding a Tenant that is suitable to the owner that has been stung before. Most
owners let the Property Manager make the decision when it comes to filling a
vacancy, but once a Landlord has been through an eviction, they want to be much
more involved in knowing who is going to live in the property.
I have no problem with a Landlord being involved; the
problem comes, when the anxious Landlord is looking for the perfect Tenant.
There is never a guarantee that the Tenant you put in a property will not turn
into a nightmare and as a Property Manager, I understand that you can do
everything possible to screen a Tenant and still things can go south. The
problem comes in, when Landlord is looking for reasons not to rent the property.
This usually goes on for about a month, until the landlord realizes they are
losing money, and then they lighten up and let me do my job.
In my business of Property Management in Anaheim Ca, I
understand the Landlords fear of going through an eviction, especially when
they have just gone through one. So I let them make unreasonable decisions without
giving them much grief, they deserve the space. I do feel sorry for the
potential Tenant who gets caught in the middle. Through no fault of their own,
they get rejected because their timing is bad. One of the hardest parts of this
business is telling someone, who I feel is a good fit for the property, that I cannot
rent to them, telling them that it’s the Landlords decision does not make them
feel better, it really confuses the situation more. There really is no good way
to give people the bad news and nothing I say, will make them understand the
situation the Landlord is going through, all they know is they are not getting the home they want.
