Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Stay away from the permanent decor  

 

 

When decorating your home, it is seems intriguing to decorate with something that is unusual and complicated. Looking at magazines that concentrate on design, they show beautiful show pieces and unusual decorations. But the big thing to remember is that most of the homes they show are owned by people who can afford the unusual and then also afford to change it once it gets tiring.

 

I was looking at a magazine yesterday and it showed a light that was made of twigs, now it did catch my eye and I’m sure that if I saw it in someone’s home that I would be amazed at the look, but the first thing that went through my mind, was what a nightmare it would be to clean it, and then how long before the people who had it in their home would want it replaced, My guess, not very long.

 

I was talking to my sister the other day, and she was talking about putting paint on her walls that had a texture to it. My response to her was how much work it will be to remove the texture when you get tired of it. That’s what is so important when you decorate, your taste will change and also fads change, so when you decorate your home, make sure that it will not cost you a lot of time and money to change it. In my business of Property Management in Anaheim Ca. I tell my clients not to get too crazy when it comes to fixing up their rental property. I have talked about a survey from renters that says, they care about many things when it comes to the homes that they rent, but fancy looking decor is not high on the list.

 

Any time you decorate a rental property, make sure it is easy to clean, or easy to replace. Always remember, no matter how good your tenant is, they will not take care of the home as if it were theirs, because it is not theirs.

 

Back to your personal residence,  You can do great things when it comes to making your home look exotic by just using unusual paint color, and when you get tired of the crazy color you chose, it can be changed very easy. Never put tile on the walls of your home, again for a while it may look good but it is a lot of work when you decide to remove the tile.

 

Your floors are different. In my opinion, even though carpet is cheap, I find it gross. Every time I see carpet being removed and all that dirt and dust and other debris that flies through the air, I think that this is like a garbage collection device that is right in the middle of your home. No matter how much you clean your carpet, it is not clean. I recommend either tile or wood floors. In your personal property, wood is great, but in a rental property stay with tile, much easier to maintain and much more durable.

 

In the end, when changing the decor of your home can be a fun thing to do, but just make sure that when you get tire of the new look, you can change it to the next new look without  spending a lot of time and money to do it.
