Fee's, Accounting & Bookkeeping

Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Why you should do it yourself  

 

 

 

I talk about building, remolding, and decorating quite a bit, because I enjoy anything that has to do with homes. I have build and sold many homes and to me, creating something that is comfortable to live in and looks good feels great.

 

The best feeling for me is to do things myself, even though it takes a long time from start to finish. Life is very busy and not always conducive to tearing things apart and then putting them back together. How I establish my time table is I use the Holidays as a bench mark. If I have a project that I know is going to take a long time to finish, I start long before Thanksgiving and want to get to a point where at crunch time I can get the project done.

 

Starting is the key, Right now I am working on the Master bathroom and I know this project is going to take a long time for me to finish, The good part is that I have another bathroom I can use, so this project has no pressure and since I live alone, no one is yelling at me to finish, so this project I work on a little at a time. I do have another project in mind for the Holidays and this is putting a wood floor in the living room. I am going to have to start this one pretty soon if I am going to finish by Thanksgiving. When I start this project, the pressure will be on and the sooner I start, the better off I will be.

 

You may ask, why don’t I just have the work done and just get it over with, the answer is simple, as much work as these projects are and as much stress they can become, I love the feeling when it is done and I can show the work with the pride that I did it myself. Now as a Contractor, I do have an advantage over other people, but my life is so much different now that I spend most of my time as a Real Estate Broker and in my business of Property Management Anaheim Ca, my time is very short when it comes to my do it yourself projects and that’s why timing and giving myself time is so Important.

 

Think of a do it yourself project as you would a final exam, you study and study and then the night before the exam, you really study. With the project you are working on, set the date you need to finish, like I do with Thanksgiving and then do a little every day and then when the date is coming, work harder to get it done. I understand that for many people, getting your hands dirty is not your thing, so there is nothing wrong with having  the work done, there are great contractors that will do great work for you and even if you start something and find you took on a little too much, don’t be embarrassed to call for help.

 

Doing projects can be fun, but in the end, you don’t want to leave your home in disarray for long periods of time, it could cause you marital strife and we don’t want that.
