Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

The Back Yard retreat

 

 

  Everyone wants to get away to a tropical Island and relax with palm trees and sunshine, but the cost of that getaway can be great and for many too great. Think about for a small percentage of the cost of a tropical vacation what you could do in your own back yard to create your own tropical oasis that is there for you whenever you want it.

 

Here in Southern California, the Sun is free and plentiful so the first part of the creation is there. In other parts of the Country you may have to improvise for the plentiful sun. But the rest of your paradise getaway can still be created and the warmth can be from some patio heaters that are not that costly and can be purchased from any home improvement store or on-line.

 

The next step is creating the tropical atmosphere and Palm trees are a great way to do it. Palm trees are great patio trees and to me the Queen Palm is the best for the tropical experience. Palms can be put in large pots or in the ground and they are not that expensive, but if you want to have the tropical experience right away, you need to purchase mature trees. Young trees are less expensive but it will take a few years for them to grow into the trees that will give you the Hawaiian feeling.

 

After the trees are planted then you need a couple of umbrellas, I like the look of the market style umbrellas and again you can purchase them at any home improvement store. When the umbrellas are in place, you now need the fire pit and I recommend the propane pits, they are safer then the pits that use wood and much easier to spark up a flame any time you want it, just turn on the gas and light a mach and your warmth is ready to go.

 

If you have a pool in your yard, great if not, no problem a tropical getaway can be just as relaxing with or without water. It’s time to think about food, and you can use the fire pit to cook, but I recommend a nice BBQ, it does not have to be an expensive one, just something to make your luau enjoyable. And of course whatever your favorite beverage is will make the luau complete.

 

Wait just one last thing, the cheesy Hawaiian clothing, complete with the flowered shirts and shorts and now your tropical getaway in your own back yard is complete. Be there alone or invite some friends but however you want to enjoy your Island it is now your choice.

 

In my business of Property Management in Anaheim Ca. I see some Tenants get very creative with their back yard getaways and they seem to really enjoy their time basking in the sun. You can easily create this for yourself; all you need is a little time, a little money and your own creativity.
