Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

What you should do before you sell  

 

 

I was watching a show yesterday and they had a builder giving his advice on what you should do to your home to spruce it up before you put it on the market. I have talked about this issue before and I am never in favor of putting large amounts of money into a home that you are going to sell, but if you do want to do work before you sell, he did have some good ideas.

 

First he talked about replacing the front door if it needs it. He was talking about the first impression of the home, but I say, the garage door may be even more important since it is much larger and usually is the first thing a buyer see’s when they look at the property and if you have enough funds, then you can replace the front door. Also he talked about replacing the faucets in the baths and kitchen and again if you plan on spending that money, then that may be a good idea. As we all know, faucets can get loose and build up quite a bit of deposits that can make them look really gross.  This type of repair can be very pricey so a good clean up may be all you need to do.

 

Painting of course is another suggestion that he made and that is the easiest and least expensive way to spruce up your home, but make sure the color is neutral and you should be fine. Also make sure your painter does not make the doors stick, because that tells everyone that it is a cheap paint job.

 

In my business of Property Management in Anaheim Ca.  I never recommend to my clients to spend money before selling a property, but many do it anyway so I try and guide them in the process. I find more and more, people fix up a property the way they want it and not do it in a way for a buyer to feel that it is a property that they may want. I do my best to explain things to them, but once something gets in a sellers head, it is hard to change it.

 

I still think the best thing to do is clean the property up and spend very little as far as repairs, but I do understand that people are going to make their own judgment on that and If I can help them do it in a proper way, then I will, but if they have their own ideas in mind then I will go with the flow and do the best I can in selling the home.
