Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports

  Your mind set needs to change  

 

 

  I always ask myself why so many people would rather pay rent and essentially pay someone else’s Mortgage then buy a home of their own. I’m not talking about people who have financial problems, I am talking about people who make a good living and are in a great position to buy.

 

I do understand why younger people avoid buying a home, they want to have the ability to move around and see as much as they can before they settle down and that is a very smart thing to do. Youth should be used as a time in life to explore and learn what the world is made of. Travel as much as you can and put off long term commitments  until you are comfortable with taking on those commitments.

 

The people that I am talking about are people who have done the youth experience and in every other way have taken on responsibility. They have roots in communities and have jobs that they have been with for years, but they refuse to buy a home in those same communities and continue to pay rent.  The question is why? When I talk to those people they tell me that they do want to buy a home, but just are not ready yet.

 

Some of the reasons are that they think that homes are overpriced and when I point out to them that interest rates are great and will not be that way forever (but maybe I am wrong) they still want to wait for prices to come down. They also say that they like the ability to be able to move if they want and are not tied down to one city and one home. When I point out to them that in a few years, unless we go into another economic downturn their home will be worth more money than they paid and they could sell if they wanted to move, they still aren’t convinced.

 

No matter what I throw at these long term renters, they are not convinced that this is the time to buy and I have a theory. I think that these long term renters are turned off by the process of buying a home and can’t get themselves to go through the exam that is buying a home, from getting the loan in placed to actually finding a home and making the offer and getting through the buying process.

 

These people I talk to are very smart and understand what it takes and they just have decided that it is just not worth their time. Part of the problem is that it is a herculean task to buy a home and in the end, the process can take away some of the excitement that at the beginning of the process was very high. In my business of Property Management in Orange County California, I have been through the process with so many people and I understand why it can be very scary to begin the process and see it through, but I have also seen the end of the process and even though the stress can cause some of the excitement to subside, in the long run those people who have made the choice to buy a home are much happier for the most part then those who decide to continue to rent.

 

My suggestion to those long term renters is “Change your mindset and Buy”
