If you have a pool, this is your time
When selling a home, a pool is not necessarily a positive
upgrade. Many people do not want a pool and may love everything about your
house, but pass on it because of the pool. But it also can work the opposite way
and the summer is the time to promote your pool.
Think of a hot summer day and your home is on the market.
People are looking all day at homes and they come to yours and see a pool in
the back yard. This is a make or break time for that potential buyer to choose
the heat or your pool. If that buyer is hot enough that may be just enough
incentive for that buyer to put in the offer.
Now before that buyer see’s your pool, you need to make sure
your pool is inviting. Even on a hot day, a dirty algae filled pool does not
look good. You need to clean and you may even want to put in new equipment or
have the pool re-surfaced before you put your home on the market. You want to
promote the pool; you need the pool to look good.
Putting a few tropical plants around the pool and a nice
pool umbrella and some comfortable patio chairs can also enhance the pool experience.
Make the back yard seem like the summer getaway that a buyer can’t resist. Remember, you want the buyer to feel as though
the back yard is the oasis that they are looking for on those hot summer days.
Now
I’m not saying spend a fortune, but I am saying that for the pool to be a
positive for the home, it needs to overcome some negatives in the eyes of many
buyers.
Be ready to answer all the questions that many buyers may
have about the pool. They may want to know about maintenance and expenses. It
will help if you have as much information for the potential buyers as possible.
Of course you want to put a positive
spin on everything, but you also want to be accurate with your answers.
Yes, the summer is the best time of year to have a pool if
you are selling your home and for the home sellers, you need to take advantage
of the hot summer days and make sure your pool is ready for the potential
buyers. Try to schedule all showings during the heat of the day and if people
do come at night, make sure the pool light works. The light in the pool can
give a very nice atmosphere for the potential buyers.
