What you can do, If you have a bad
floor plan?
I tell buyers all the time that the
square footage of a home is a meaningless number, in fact I think people now
use square footage as a status symbol. The more important thing when
evaluating a home is floor plan. You can have a home with a large square footage
but still seem smaller then a home with much less square footage
What do you do if you are a seller and your home has a very
bad floor plan? First, "DON'T PANIC" and go crazy spending a large amount of money
to re-model. There may be a very easy fix. It may be, that only one wall being
removed can open up a room and changes the whole feel of the home.
I will give you a personal example.
In my home that was
built in the 70’s, coming into the front door, you go up three stairs entering
the living room and to the right was a iron railing that was 8’ long and 3’high.
Even though you could see through the railing, it made the room look smaller. I
removed the rail and put a glass coffee table and a chair in the place of the railing
and it opened up the room and made a huge difference in the look of the home.
The square footage stayed the same, but the look and feel of the home was much
larger.
Many walls in a home are not structural and could be removed
without jeopardizing the safety of the home, but you need to consult a licensed
contractor to give you the needed guidance on what can be removed and what
should not. Some walls are put in for privacy purposes only and removing those
walls can give the home a very open look and make the home seem much larger.
Another personal example: I have a kitchen off the dining
room and the wall that separated the kitchen from the dining room only had a
pocket door to go from one room to the other. I put a serving window in the
wall at the far end and that opened up both rooms but still kept each room
separate. A small change that made a big difference in the look of the rooms.
Windows also make a big difference in a room, but that can
be a costly upgrade and may not be cost effective when selling your home. If you are not going to sell and want to give your home a look and feel of a
larger home, then putting beautiful windows in places where none exist can make
a huge difference and also make your home look more attractive.
The last thing you need to know is that the darker the room
the smaller it looks and even though paint color has nothing to do with floor
plan, a light paint job can make a big difference. And always remember when
deciding on flooring for your home, just like paint, the darker the color the
smaller the room will feel.
