When it’s time to replace, go tile
Keeping your rental property in good shape is key to making
money with your investment. Spending money on carpet upkeep and replacement can
get frustrating, so I say go tile in your rental property. Tile is a great way to
stop the ongoing problem of dirty and outdated carpet and the ease of cleaning
is a good thing for both property owner and Tenant.
The initial outlay of money to install tile can be a deterrent
for replacing your carpet with tile, but if you can just realize how much money
and aggravation you will save by getting rid of that carpet, you will come to
the same conclusion that I have and install tile.
Another thing I hear people say is that tile is OK in the
house except for the bedrooms; you need to warm up the bedrooms with carpet. I
disagree, if a Tenant wants to warm up the bedroom, then they can use an area
rug or they can be creative in other ways of warming up the bedroom.
The other great thing about putting tile in your rental
property is you don’t have to worry about pets in your property. The main
reason that Landlords don’t want pets is the carpet, but with tile, you make
your home almost worry free from pets. There are still a few other problems
that landlords have with pets, but the carpet is the biggest issue.
There are so many great types of tile, and one of my
favorite for rental properties is the tile that looks like wood flooring. I
just had some put in a rental property and it looks great. Go to a tile store
or Home depot and see what they offer. You don’t have to spend a fortune on the
tile and there are plenty of installers to get bids from. As always use a
licensed contractor to do your work.
