Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

  Is this sale season a good time to buy for the home?

 

 

 

  All we see is “SALE, SALE, and SALE” but do these sales make it beneficial for us to buy things for the home that we may want, but have been putting off for the right time. The question is, is this the right time?

 

You can talk to business people and they are hoping that this is the right time for people to shop and buy and what they are saying is that the sales that they are putting on should make it favorable for people to stock up on the things that they want. I am always a skeptic when it comes to Sales and I rarely shop just because a sale is being advertised. Most of the time the sale is much less a sale and more a lead to get you into the store. For many of us who have become online shoppers, everyday is a sale since we can shop multiple sites and get the best prices. That being said, I do have sympathy for those stores and especially the small businesses who count on the Christmas sales to bring revenue into their coffers. For the consumer though, the after Christmas sales may actually be the better deals and instead of buying before the holidays to spruce up the home, it may be better for the homeowner to spend another month with the old furniture and wait for those sales that will come after the dust has settled.

 

I know that when you have people coming over for the holidays, you want to make your home look great and an old couch or a beat up refrigerator may be a good reason to buy new and if you find a good sale then go for it. This may also be a great time do spruce up on your negotiating skills. Do not pay for shipping or installation, which is a good negotiating point to start. I bought a range for one of my properties I manage and Sears wanted to charge me shipping and installation. I told the salesman that I was on my way to Home Depot and miraculously the shipping and installation was free. Remember the best way to negotiate is to walk away.

 

If you want to get out in the crowds and take advantage of sales, go for it and spruce up your home, but if you really want to save money, then you may want to wait until after the Christmas sales.
