Why pets are not a problem
I have this conversation with my clients all the time, “pets
are not a problem”. For some reason many Landlords have a fear of having a pet,
mostly a dog in their property and for the most part that fear is not
reasonable.
First, all of us in the Property Management business, understands
that a large portion of renters have a pet, especially for people who rent
homes. If you eliminate those renters, then you extend the time your home will
stay on the market and that can cost you much more money than any cleanup that
may ensue from a pet.
The reality is that if a Tenant allows their pet to do
damage o the property, then that Tenant was a bad Tenant to start.
Most renters
who own pets understand that it will cost them money if they let their pet do
damage and finding a new place to live that will allow their pet may be a
problem, so when they find a pet friendly home that they like, they do
everything they can to stay where they are.
I am not saying that damage can’t occur, of course it can,
but people do much more to damage property then pets do and the only things you
can do is screen the Tenant and do your due diligence. Not allowing larger dogs
is reasonable due to insurance purposes and also not allowing certain breeds is
also reasonable.
To sum it up, don’t cost yourself money by having an
unreasonable fear of pets in your rental property, just do what you can to make
sure the Tenant is a good fit for the property.
