Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Why the right patio cover can make a big difference





I talk a lot about making your rental property inviting to Tenants and making good Tenants happy and want to stay. Giving Tenants an oasis in their back yard can go a long way. We talk about how to make a home technologically friendly, but we often ignore the simple pleasures that we all need and that is a nice place to relax and unwind.

An inviting place


We all have seen back yards that are very inviting, I have sold homes on the basis of a great back yard, but we all have seen the opposite too. Going into a backyard that has no landscaping and no patio or patio cover makes the backyard a very undesirable place especially if the sun beats down and there is no place to get shade.



Spending money making a backyard a nice place to be, is not always a priority to a Landlord and that is understandable, but if you do have the ability to make some changes to your yard, making the right choices can actually save you money in the future.

The right patio cover

Let’s look at the patio cover. As a General contractor, building with wood is a wonderful thing, but not for a patio cover. Most patio covers unless they are completely closed have exposure to the weather and wood and water do not mix well. If you want to have a patio cover that last and still looks great, go with aluminum patio covers. There are many styles and they look great, in fact you will have a hard time seeing the difference between the aluminum cover and a wood cover.

The aluminum cover will not be destroyed by weather or termites and you don’t need to paint every few years. The paint on a good aluminum cover is baked on so it lasts for years and the styles that are offered will give you a nice choice. The prices will vary from size to style, but in the long run, the no maintenance cover will save you money  and will look great for years to come.

When you are thinking about making your backyard a nice place for a Tenant to enjoy, make sure you make the right choice when it comes to your patio cover. The patio may not be the only reason your rental property is desirable, but it can make the property a place that people enjoy and that will go a long way when it comes to making good Tenants want to stay.
