Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Ceiling fans enhance rental properties


First I have to disclose, I love ceiling fans. That being said, ceiling fans are a practical upgrade for any rental property.

We could do a pros and cons comparison for installing ceiling fans, but I really can’t think of any cons. Ceiling fans do have plenty of pros.

Looks Great

First, ceiling fans look great and take up no useful space. Ceiling fans go where nothing else would, on the ceiling. Most upgrades take space that something else could fit, but not a ceiling fan.


Low initial cost

Ceiling fans are inexpensive and if you as a Landlord are a do it yourselfer, you can install the fans and save that cost. Fans have come a long way as far as ease of installation. Home Depot and Lowes have a nice variety of fans to choose from

Saving energy

Ceiling fans save energy cost. Many people will use the ceiling fans instead of the air conditioner and that will save money for the Tenant.

Keep the air moving

Ceiling fans circulate the air in a room. I always have my ceiling fan moving, even in the winter when I am not trying to cool the room, I reverse the blade movement so it blows clockwise with a switch on the fan and it blows up just to keep the air circulating in the room. It will also blow warm air down in the winter to help warn a room.

Duel purpose

Ceiling fan can also come with a light, so it does two jobs; it is used as a fan and also a light.

Change the decor in each room

Different ceiling fans can be used in different rooms to fit a certain decor that you like and the different light kits can also give you an option for lighting needs in any room in the house.



Move it outdoors

Ceiling fans can also be used in an outdoor patio to also cool the outside area.

Oops, one downside

I feel like I am not being fair to the cons so I will come up with one. You do need to dust the blades every once in a while.

As you can see, I do love ceiling fans, but I don’t think I am alone and if you own a rental property, a ceiling fan can be a very inexpensive upgrade that will make a big difference.
