Use the Holidays as an Incentive
Remember when you were in school and you had a big exam coming up? You waited for the last minute and them had the old cram session. You should look at the Holidays in the same way as you did the exam when it comes to home improvement. All year you have been putting off doing any work on your home, but now it's time to cram.
Every year I have benchmarks I like accomplish as the Holidays approach. For example, I used Halloween this year to finish a brick pathway in the front yard. Last year some roots had picked up the old concrete, not wanting the young trick or treaters to trip over the concrete I tore up the back part of the path and put brick pavers. This year I used Halloween to finish the front part.
The great part about using the Holidays to get things done around the house is that it creates a timetable for you. You are getting ready to have people over, and you want to have the house look good. Just as it did when you were cramming for the exam, there is nothing better than the pressure of time running out to get you off the couch.
I like to set project goals. I do not like to do everything all at once. So just like the bricks in the front, I have another project in mind as Thanksgiving and Christmas get closer. If you have your goals, but you still are having trouble getting started, just start tearing things up. Once you tear it apart you now have to get the project finished.

Maybe your Tenants have been requesting some repairs, this is a great time of year to give them a nice gift, wrapped in a property upgrade.
Once you start this habit of getting projects done around the Holidays, you will enjoy planning your project throughout the year. So make this the year to start an new tradition. The Holidays are fast approaching, so Start Cramming!
