Knowing What They Know Now
I can’t take credit for the title, I took it from a
California Association of Realtors marketing piece that is Called “One Cool
Thing”, but it’s ok that I am borrowing the title, since they allow me to use
their marketing pieces.
I found the information in this piece interesting. The title
is about people who have bought a home and now wish they had done a little more
homework about the home and also the home buying process before they bought.
This of course could be about anything we purchase, except the difference is
that buying a home is potentially the largest and most expensive purchase
people will ever make.
Should we really have any sympathy for these “Monday Morning
Quarterbacking” Home owners?
I find it very hard to understand, with all the information
out there and the long process that you go through to buy a home, that people still
feel they could have had more information before they bought the home. So many people get caught up in the “I’ve got to buy a Home” frenzy, that
they don’t find the home that they are comfortable with.
The piece says that 39% of the people would buy a different
size home, or a different priced home, or a home in a different neighborhood.
Let’s take them in order:
The size of the home
Most people buy a home that is much too large for what they
need and there is no excuse for it. You know the size of your family, and
overbuying is probably not for your family but for others. Always remember
as much as we think people care about us and always talk about us, they don’t
so buying a home so people think we are doing great is a very bad move.
The price of the home
This can also go back to the size of the home, the larger
the home, the more you pay. Again, you know how much money is coming into your
home, why purchase a home that takes up too much of your income and makes you
uncomfortable. The last thing you want is to be is a prisoner in your home and
not be able to go out and have a nice dinner every once in a while.
A different neighborhood
This is entirely up to the home buyer. Your Realtor is not
allowed to give any advice about the neighborhood of a home. You need to do all
the work. You need to visit the area at all hours, drive around, check out
schools and shopping and entertainment areas.
The other part of this piece is people who felt they were
ready at the time they bought, but would have liked to be armed with more
knowledge.
22% would have liked to know more about the ins and outs of
closing on the house, 15% about financing, and 19% would have liked to know
more about making the offer and negotiation.
All these should be talked about with your Realtor and Loan
officer before you even start to look at properties.
Take your time and always ask questions. If anyone tries to
rush you, walk away.
