Open House: Are they necessary?
Home owners have such
great hope, when they put their home on the market that the Realtor will do
open houses every weekend until the home is sold. Much of the time, the Realtor
will not have a problem doing multiple open houses, but is it really necessary
for the Realtor to do any open hoses at all?
The reality is that
very few homes sell during an open house, the only times homes will sell via
open house is in a very hot market. If it were me, I would not do an open house
on my home; it only allows people who just want to brows around your home, easy
access and neighbors to take a peak.
Realtors love open
houses because it allows them to advertise their business and meet potential new
clients. Putting up as many open house signs as possible makes a Realtor look
busy and people like to use Realtors who are busy. I always laugh when I see a
Realtor doing an open house and only having one or two signs up. That defeats
the purpose of the process and is a waste of time.
If you as a home
owner decide that doing an open house is something you want your Realtor to do,
then just do it the first couple of weeks that the house is on the market. If
your home is open week after week, it just gets to be too much. I remember
years ago I did an open house on my listing for months, and I think that the
neighbors got very tired of seeing me. The home sold, but it had nothing to do
with doing an open house or multiple open houses.
In my business of
Anaheim Ca. My research shows about 1%
of homes sell from an open house, so for a home owner, to answer the big
question, are open houses necessary? The answer is NO!
