Fee's, Accounting & Bookkeeping

Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

  Education

 

 

  It’s that time again, every four years a Realtor needs to take 45 hours of education to renew their license and it is my time to do it. Actually I don’t need to do it until August, but I really don’t like to wait until the last minute so I ordered my materials today and will slowly start to get into it.

 

This is not fun stuff, but as I start to read, it does remind me of things that I forgot. Most of the stuff tells me what I can get in trouble for. I know Realtors who have waited until the last minute to start the process and some waited too long and had their license suspended until they completed the 45 hours and the exams.  I am starting with Agency Law and this pertains in my case as Real Estate Broker acting on behalf of another.

 

I have been an Agent for many years and have read through these exams many times and to be honest, they are very boring and difficult to wade through, that’s why I start early so I don’t have to cram the whole thing down in a short period of time. I will take it slowly and then I may even read something that I have not read before. As much as I don’t look forward to these renewals. I do think it is good to continue to read and learn about the industry that I work in and plan on staying in for many years to come. The people who hire me or any Realtor expect us to know the rules and also expect us to act in their behalf in order to keep them out of trouble.

 

In my business of Property Management in Anaheim Ca. I deal mostly in Property Management and that is a whole different business then selling properties. When you sell properties, you don’t have an ongoing relationship with your client unless you sell them multiple properties, but most of the transactions are short and then you and your client go their own way. But in Property Management, you have an ongoing relationship with your clients and that brings about many different rules, then you would have if you were just in a selling Agency relationship.

 

I am not going to lie and say I enjoy taking these courses and these exams, in fact I wish that my date of renewal was not coming up soon, but since I must go through this in order to continue in my business as a Real Estate Broker, I am going to read these pages and hope that I learn something new, or at least be reminded of things that I should know, but forgot.
