Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Don’t crowd the Island  

 

 

The Kitchen is such a popular place, probably the most popular room in the house and a kitchen with an Island can be a very crowded place. Food is the number one reason the kitchen is a great room to congregate in, we all need and most of us love to eat and being in a place that has food makes us feel comfortable.

 

Whenever you have a party, you will have people always crowding around the kitchen and if you are like me and you are doing the cooking, I really don’t like people near me when I cook. The Kitchen Island is a very reasonable compromise for the cook who wants to have their space. If a kitchen has an Island people will congregate around the Island and leave the cook alone, but in all seriousness, a kitchen Island can be a very important place for the family to gather. Think about what takes place on a kitchen Island that has seating capabilities. The kitchen is usually the most well lit room in the house, so kids can do their home work on the Island and Mom and Dad can also do their work on the Island. Of course much of the eating can be done on the Island and depending on the configuration of the kitchen even some TV watching can be done from the Kitchen Island

 

I think it is easy to say that the Kitchen Island is a great modern invention and there are some beautiful and creative Islands. Some have sinks and faucets on the Island, some have stove tops on the Island and other modern appliances built in the Island, but there is also a problem that a kitchen Island can create and this problem is the crowding of the Island and I don’t mean people.

 

A kitchen Island can be the catch all for everything. As I said people do everything from the Island and they like to leave there stuff on the Island. The kids will leave the papers from their homework and Mom and Dad also leave whatever they were doing on the Island. Then there is the kitchen stuff, dishes, glasses and everything else can end up on the Island so the beautiful Kitchen Island can become so cluttered that it looks more like a bad episode of Gilligan’s Island then a Kitchen Island.

 

  In my business of Property Management in Anaheim Ca. I see the results of a crowded Island all the time and It’s not pretty and as much as I love the kitchen Island concept, when I see the cluttered mess I want to re-think my endorsement of the Island, so the next time you want to buy a home with a kitchen Island, just pause for a minute and think not of how nice it looks now, but how cluttered it will be in the future.
