Why do people leave things to chance?
I did a walk through at one of my properties I manage and it
was amazing how the Tenant was still not finished moving all his stuff out, and
most of the stuff that was left, was junk. This Tenant has had almost 2 months
to leave and he still has not found a place to live and the property is a mess.
I’m sure he thinks he is going to get his deposit back, but I did a pre-walk through and he has done nothing to correct any of the items we talked
about.
When I give this Tenant what part of his deposit he will be
getting back, he is going to be very upset and yell and scream and threaten to
sue, but the reality is, He just left things to chance and hoped that all works
out.
One example of his disconnection to reality is that when he
moved in I had a new vertical window covering put in. On my pre-walk through
the covering was broken and he said it was like that when they installed it,
but he never did anything about it so he does not feel he is responsible. This
type of thinking is why he is going to have problems in the future, he is not
looking at things the way they are, he is looking at things the way he wants
them to be and that is a bad way to go through life and if he continues to
leave things to chance, he is going to continue to be disappointed in the way
things turn out.
I personally do feel bad for this Tenant and I really wish
he had done a better job of getting the place ready for his move out so I could
get him his deposit back, as it stands now, he will get a little over half back
and the rest will go to cleaning and repairs.
In my Business of Property Management in Anaheim Ca. I find
that Some Tenants leave properties better then when they moved in and those
people are the best Tenants and I hate to see them go, but many Tenants are
like my latest Tenant and leave thing for the last minute and get burned and
then they ask why and my answer is always the same. Follow the lease and you
will have no problem.
