Fee's, Accounting & Bookkeeping

Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

  Be careful of what you put on your walls

 

 

  Decorating a home can be a very exciting and interesting event and looking at other homes to get ideas can be a lot of fun and very informative. The best places to go to get the most up to date ideas is new model homes, the builders make the models look very beautiful so the potential buyers see what they can have if they buy the home. One big warning though, some of the things that they put in the model homes may not be the most practical decorations for the everyday homeowner. Remember the builder, when they decorate their homes only care that they look good for the duration of the sale of the homes in the tract, but when you decorate your home, you want the look to be relevant for years.

Stay away from Wallpaper

 

I really think that wallpaper is a huge mistake to put in a home. First of all it is very difficult to keep clean, especially if it has fancy indentations and even if you are able to clean it, it can be very tiresome looking at the same wallpaper for a very long time. Once the wall paper is on the wall, you can’t just change it, it is very time consuming and work intense to change wall paper not to mention the cost if you have someone do it for you.

Don't go crazy with tile

 

As much as I love tile on the floor,tile on walls is also a big no no. In my opinion. Just like wallpaper, it can get old fast to look at, but the one difference from wall paper is that tile is much easier to clean. Getting the tile off the wall, just like wall paper is a real hassle and again can be costly to have someone do it for you.

Get creative, over and over

 

In my business of Property Management, I recommend paint to all my clients and Tenants and for the most part my recommendations are followed. You can be very creative with paint and once you get tired of looking at your creativity, you can change the paint that you have on the wall and be creative all over again. Changing the paint in a room, can make it seem like you are in a whole new room and painting trim can give an ordinary room much needed class and distinction.

I always recommend going on  Behr.com and start fooling around with colors on their interactive site and you will be able to get an idea of what you may like to see in your home. If you spend enough time on the web site you will become an expert in colors and matching them, well maybe not an expert but you will become comfortable with making and matching colors.

 

Before you put anything on your walls, make sure you thing about how difficult and costly it will be to change whatever it is you put there.
