Furnished
or not?
When people decide to get in to the
investment property business, they sometimes think that if they offer a
furnished property that they could bring in more money and attract more people
who might be interested in their property, but is having a furnished property a
good idea?
I was talking to a friend of mine
the other day and he was asking me that very question, whether it would be
better to offer his property as a furnished home and if it were furnished would
it be attractive to business people. My answer surprised him and it took some
doing convincing him that furnished homes are not a good Idea unless he is
thinking about doing very short term rentals like Airbnb. I told him that the
majority of people leasing for a year or more have their own furniture and if
his placed was furnished and a potential client does not want it, he would have
to put his furniture in storage.
My biggest worry about offering a
furnished home is that the more you have in your property the more repairs that
you will encounter. If furniture is left then it needs to be cleaned and maybe
repaired and if a washer or dryer is provided then repairs are common. I never recommend
offering a washer, dryer, or refrigerator due to the reality Tenants do not
take care of these items and the Landlord will be stuck with repairs.
In my business of Property
Management in Anaheim Ca. I tell my clients all the time to only put the things in a property that most people require
when renting and furniture and appliances other than a Range, a dishwasher and
a microwave is not necessary. Let people bring their own personal items and
there will be less for you to worry about.
