Fee's, Accounting & Bookkeeping

Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

  Spring into action  

 

 

We all love spring and here in Southern California, the flowers are beautiful to look at, Even though we don’t get huge changes in the weather in. Spring still brings us even better weather then usual and of course summer is not far behind. Spring also tells us we need to do some TLC around our own homes and at our investment Property.

 

In my business of Property Management in Anaheim Ca. I tell my clients that spring is a good time to do some trimming and maintenance around the property. I also encourage my Tenants to so some spring cleaning in their personal residence. I can’t force people to do Spring cleaning, but if I show by example of cleaning the property then they may take It upon themselves to do the same. Getting Tenants to take a personal interest in a rental property will only work if you take care of the property as a Property Manager. Property management is not just making sure that no major damage is being done to the property and making sure the Tenants have a safe environment, but a Property Manager should also try and make living in a rental property a very satisfying way of life.

 

Anyone in the rental business knows that keeping good Tenants is the number one way t be a successful Landlord, if you are changing Tenants all the time, then you are losing money and also wasting a lot of time. If you can make your rental property not only a safe place to live, but a nice place to live then you have a much better chance of making money in this business.

 

Spring is a great reminder for all of us to start minimizing the stuff we have stored away. I have started in my garage, What I am doing is that if I see a box that I have no Idea what is in it, I just throw it away without even looking inside. I know that seems crazy, but if I don’t know what is in the box, even if I someday needed whatever is inside, I would not know where it was so I just toss it. I bet that most people who pay money every month for storage units could do without all the stuff they have in them.

 

Use Spring to not only clean but to save money and that is always a good thing. I am amazed at people who always complain about not having enough money to buy a house, but they pay for storing junk.

 

Spring is great for all of us and it can be a productive time of year if we do a little spring cleaning.
