Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

  Making others look good  

 

 

The Basketball playoffs are going on and I am always struck by how the praises are given to the stars, but the guys who really make things happen are the ones who make the stars look good. In a team sport, there are always the players who stick out, but those players could not be great without the player who does the little things that allow the great player to do what they do best.

 

We as viewers always like to see the great dunk, or the three point play, but what about the player who made the pass or set the screen for the star. I grew up Watching Magic Johnson with the Lakers and while Magic was the star, he made others great buy his assists. Magic could have score just about any time he wanted, but his goal was to allow others to score and he would take the pleasure in leading his team to victory. The other Great thing about Magic as a player is he always gave credit to the other guys. Now Magic won 5 championships in an era where he was battling great teams like the Celtics and players like Larry Bird. It was a very competitive time in Basketball and the greatest of them all was a guy who spread around the credit.

 

Today it is all about getting the credit and in my business of Property Management in Orange County California, Making people look good is a very big part of my business. I want my Tenants to look good to the owner of the property and the way I do that is to keep the Tenant in line and making sure their rent is paid on time. There is nothing that makes a Landlord happier then to get their rent consistently on time. It makes me laugh when a Landlord gets used to getting their rent on a certain day and if it may be a day or two later, they get upset. Many Landlords need the rent to pay the mortgage and if a Tenant pays on time the Landlord is much more likely to want to keep that Tenant happy. If a Tenant is a late payer, then it is much easier for a Landlord to raise the rent.

 

Making the Tenant look good to the Landlord and the Landlord look good to the Tenant is good for my business and not worrying about being the hero to either party is also part of my business. Too many Realtors try to be the hero to their clients and end up doing harm to them. As a Real Estate Broker, I know my job is not to be a hero, but to be the guy that makes sure things get done, and not getting the credit is also a big part of my job. After I am the Property Manager for a period of time, I want my clients to expect me to get things done and not think of me doing my job as a great thing.

 

Giving credit to others is very important to all of us to do. Too much time is spent by people trying to get the credit for everything and most of the time no one cares.
