Not all rental situations are good ones
I was hired last week to manage a condo that was owned by a
man who bought the property so his daughter who worked close by could live in.
This is not a bad Idea and if you can afford it, the investment will pay off in
the long run.
The problem that the father had was he to rent the other
three bedrooms in the condo to three friends of his daughter, this was a
mistake and he knew it, that is why he hired me, so I could keep him and his
daughter out of the mix when it came to dealing with rent and other problems.
Renting out the rooms is something that people do all the time, especially when
they have children going to school and they can live in the property and rent
the rooms to other students who also were going to school, but renting to
friends is a problem waiting to happen.
This was not a situation that I really wanted to get
involved with and in my business of
Property Management in Orange County California I have always avoided these
situations, but I agreed and started putting together the leases for the three
Tenants. I also wanted to come up with some rules that the new roommates should
follow in order to keep the peace. I wrote an addendum explaining the rules and
scheduled a meeting time to do the walk through.
I met with the Tenants and went over the rules and the
leases and then asked for the rent and the deposit.
Now another big mistake was
the father allowed all the Tenants to start moving in the property before he collected
the rent and the deposit and when I asked each Tenant if they had a check for
me, they all looked confused as if they were not expecting to pay. I was not
surprised, because the friend situation allowed these new Tenants to feel that
this was a loose situation and anything was OK.
I went back to my office empty handed as far as money was concerned
and e-mailed the new leases to the owner and told him that the Tenants were not
prepared to pay the rent or the deposit, in fact I told him that I had to laugh
at the response I receive when I asked for the money.
I now was thinking that this situation was going to be a nightmare
to try and collect rents every month and it seemed that the new Tenants were
also thinking that I was going to be a nightmare for them, because they
complained to the owners daughter about having a Property Manager and the owner
called me and asked to cancel our agreement. I jumped at the chance.
He knows he made a mistake allowing his daughter to have her
friends in the property, and said he is going to let his wife deal with the
property. I hope all works out well for him, he wants to do the right thing for
his daughter and that no matter what happens is a very good thing.
