Keep it clean and tidy
As a Real Estate Broker and a General Contractor, I have
been in thousands of homes and I am always amazed at how dirty many people keep
their homes, especially when they are trying to sell their home.
I always
pre-view a home before I show it and the reason I do that is to avoid walking
into a disaster. When I first started, I took clients into a home once and it
was so bad we did not even get into the front door. The smell was awful and
just looking into the door you could see how dirty the home was. From that time
on I never show a home that I have not seen.
Now that experience was a learning experience for me, but I
still wonder why people don’t properly prepare their home for sale.
If you are
living in a home while you are trying to sell it, you need to keep in mind that
your dirty laundry and cooking smells may be OK for you to endure, but people
who are looking at your home to buy, may never be able to get past the dinner
you had that they still smell from the night before.
In my business of Property Management in Orange County
California, I make sure that the homes I sell are clean and ready to show. Let’s
look at some very important things you can do to make your home more pleasing
to the eye of a potential buyer:
First, pick up all the laundry from the floor and if the
laundry is dirty, put it in a bag and stick it in the garage until it can be
cleaned.
Next, if you have a pet, make sure the back yard is clear of
any droppings from the pet and any litter box is cleaned out. Make sure all the counters are clean and clear of
debris and in the kitchen, never leave dirty dishes around. Fill up the
dishwasher and turn on the cycle if possible.
Next, in the bathrooms, make sure they are clean and smell
good, clean all bedrooms, especially kids rooms and find a
good place to hide anything that is lying around that may be distracting to a
potential buyer.
Next and maybe the most important, make sure your home
smells good, try not to cook anything that may have a pungent smell that
lingers and can get very stale after a while. Every Realtor knows that putting
a little vanilla in the oven can make a home smell very nice.
The most important thing is to make your home is appealing and
not allow a potential buyer to be distracted by a dirty or smelly home.
