Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Put your money to work, but not in Stocks  

 

 

I wrote an article a while back on how, if we just followed the Monopoly game that we played as kids, we would be in great shape financially. Here is how I started the article:

 

“MONOPOLY: GAME OR ROAD MAP TO SUCCESS? When we were Kids we played the game of Monopoly. We bought Sold, and Traded Properties. We even went to Jail. During the course of the game, we felt many emotions, from having money at the beginning of the game, to buying property, paying rent, taking out a mortgage, and yes, even going broke. We even realized as we threw the dice that there was some luck involved. Is the game of Monopoly a great tool to learn about investing?”

As we watch the stock market drop almost 3000 points and we hear all the stock gurus tell us that this is a healthy thing for the market, I have to wonder why. I am by no means a stock expert, but it seems to me that this is another bubble that has been created in China and now is crashing down. All you need to do is go online and search Chinese ghost towns and you will see how phony the Chinese boom has been and all these stock experts understood that but did not care.

 

You may ask, why don't they care, Well, the stock experts love to run up the market with these phony booms and then they sell at the top and make a huge amount of money. The people who get crushed are the small investors who gets in the market late and then before they know it, their investment has lost a huge percentage of it's value.

 

I understand the lure of the stock market when we watch it go up and up and putting money in the bank gets no return. This is part of the scam that has been played on the American people. The Federal Reserve has left interest rates so low that the saver is almost forced to put their money in the stock market. But I have been saying for a long time, buy Real Estate. Use the low interest rates to your advantage and no matter what happens in the economy, you hold an asset that you can use to make money. The best part is you control the asset, not some money manager, or some bubble that bursts.

 

People are always going to need to rent property and even though rents can fluctuate, they will never be at zero.

 

I ended the article I wrote last September like this:

“Monopoly is just a game, but it is a good road map to follow when thinking about investing your money.”

I don’t think I could say it any better today!
