Tenant interaction, important and frustrating
As a Property Manager, I am very pro active when it comes to
Tenants and that is good and bad. Tenants come in all different shapes and
sizes and I am no talking about the way they look, I am talking about the way
they think. Some Tenants never call for anything, and others seem to call for
just about everything.
I am not one to ignore Tenants, because I feel it is much
easier to deal with whatever their call is about, rather than put it on the
back burner, even if it is just to listen and talk them through whatever it is
that is bothering them. My frustration comes in, when they start to listen to
outside influences and become militant on how things should be. Then my
reaction becomes much more guarded and it hurts the interaction that we have as
Tenant and Property Manager.
The trick is, trying never to get to that point, but no
matter how hard I work toward that goal, sometimes things just go in a
direction that I don’t like and I have to fight my way through the difficulties
of being a professional and being frustrated with Tenants that I feel are being
unreasonable. Once a Tenant gets to the point of no return when it comes to an
issue and legal opinions become important, the relationship between Property
Manager and Tenant can be damaged to a point where it becomes very difficult to
ever work together again.
I feel that if one of the most important parts of
having successful management for a property is being able to communicate with both
the Tenants and the property owner and if as a Property Manager you lose one
side or the other, then it may best for all concerned for the Property Manager
once the issue is resolve to move on.
The owner is always going to be there, so
if the difficulty is with the owner, then there is no resolving that, and if the difficulty is with the Tenant, but
the owner does not want to get a new Tenant then the Property Manager is the
Odd person out.
Think of it as a coach for a football team, if the team
loses faith in the system the coach implements then the team needs a new coach
and if the coach stays, the team will continue to lose.
