Fee's, Accounting & Bookkeeping

Landlord Monthly Management Cost
The cost of Management per month is 6% of monthly rent

Tenant Move in Cost
To acquire a new Tenant and move them into a Property, the cost is 1/2 of one months rent.

Owner Distribution
We distribute owner funds quickly, using Direct Deposit. Once we transfer the money, the funds will be available in 2 to 3 business days

Monthly and Year End Reports
We email monthly accounting reports and year end Income/Expense and Schedule E Assist Reports. 1099's are mailed in a timely fashion.

Don’t blame your Realtor for who they are  

 

 

  I hear all the time from people, how bad their Realtor is and how their Realtor does not respond to their needs. My response is, get another Realtor if you are not comfortable with the one you are working with. I also understand the Realtor mind set and sometimes the way you are being treated by your Realtor may be your fault. That right, the customer is not always in the right.

 

Real Estate is a very personal business and you really should have a special relationship with the Realtor you are working with. That road goes two ways and for your Realtor to give you the attention you want, you need to be special to them also. What I mean by that is if you want loyalty from your Realtor, you need to give them loyalty also. Every Realtor who has been in the business for a period of time has been taken advantage by a client or two and probably many more and after a while as a Realtor you begin to be wary of clients and you closely watch the time you put into your clients that you may be a little skeptical of.

 

Realtor's who have a client that they are confident will stick with them and buy a home, Will do everything they can to get that client what they want. If they know that the chance of getting paid in the end is very strong, they will be there for that client, but if they are not confident that they will get paid after hours and hours of work, they will not be so generous with their time and can you blame them.

 

Think about your job and if you put in the time but at the end of the month, your employer gave another employee your pay check. That happens so often with Realtor's and after it happens a few times, your attitude changes as a Realtor and you become very careful.  

 

I remember the first time it happened to me, I had worked hard with a client and one day they walked into an open house and bought a home without me in the mix. It hurt and after that I only took buyers that I knew would buy a home with me. I turned down anyone who was not a good bet. I had people actually get mad at me, because I would not work with them, but It is my time and I decide who I want to work with and who I do not.

 

As a buyer, if you want your Realtor to work hard for you and give you the time and effort you deserve, then give them the same loyalty that you want from them.  If you give a Realtor your undivided attention and they don’t respond in kind, then get another Realtor, but before you start Realtor shopping, look at your behavior and see it you are not a big part of the problem.
