Make sure cleaning is not a problem
When you decide to remodel your investment property, one of
the most important things to keep in mind is that the people who will be
responsible for keeping the home clean are Tenants and asking them to make extraordinary
efforts to keep the home clean is not realistic.
I say this because there are many great looking fixtures
that will make a home look rich and inviting, but what works in a model home or
a magazine photo may be a real problem for everyday practical life.
A great
example is fancy lights. You can go on your computer and see all kinds of
beautiful lights that not only give light, but they give the room a style all
of its own. The problem comes in when it is time to clean that light. If the light
is in your personal home, you may take the time to do the hard work of cleaning
that fancy light, but to expect a Tenant to do that is not reasonable. Even
though you may think that light makes the home more inviting for the Tenant,
the Tenant may not have the same desire to keep that light clean and in the
end, when that Tenant moves out; you will end up cleaning that light.
You can find very nice looking lights that are very easy to
clean, I always recommend ceiling fans, they get dusty, but are easy to clean.
Fancy wall coverings are another big mistake. Keeping wall
coverings clean and looking good can take some doing, so forget it and just
paint the walls. You can be very creative with paint and it is easy to repaint
if the wall is in need of sprucing up.
Anything you put in your investment property should be done
with simplicity in mind. Put yourself in the place of a Tenant and decorate
from their standpoint. Remember, they do not have a long term stake in the
property, so they are not concerned with the value; they are only concerned
that the property is useful to them for the time they are there.
The one thing that you can do to make the property appealing
for today’s society is to make it technology friendly. Put the money into that
and not into fancy fixtures.
