What to do about an angry Tenant
Any time you deal with the public in business, you are going
to run into angry people. Sometimes people are angry for a specific reason and
sometimes they are just angry all the time. The important thing is to be able
to defuse the situation if possible, or you need to remove the problem.
In the Property Management Business, There are the Tenants
that become angry at times, but usually it is a short term anger that can be
dealt with and both parties are able to move on. But unfortunately, there are
the Tenants every once in a while and it is rare, but no matter how hard you as a Landlord
or Property Manager try you cannot appease them.
What do you do?
What do you do? That depends, as a Property Manager, you do
not expect to be liked, but you do need to be able to do your job without being
abused by a Tenant and of course that goes for the Landlord as well. If a Tenant is not happy, but does not create
any issues or does not make the relationship difficult, then you should be able
to live with the situation until the lease is up. But if the Tenant does make
the relationship difficult and even dangerous, then the Tenant has to go.
Removing the problem
The
first thing you need to do is offer to let the Tenant out of their lease and if
they refuse to leave voluntarily, then you need to take legal action and unfortunately that probably means getting an attorney involved.
As a Property Manager, you need to collect any evidence of
abuse. If there are abusive messages then you need to save them, if there is
abusive behavior in person, then you need to call the police and have a report
written up. Any time you have contact with an abusive Tenant, you need to have someone with you, Remember When you get the legal process going, it
is going to be your word against the Tenants and any evidence or witnesses to the abuse you have will be in your favor. Remember, even an abusive Tenant gets their due process, thats why written reports by authorities will go a long way.
Most landlord/Property Management Tenant
disputes are managed without real issues and both parties
are able to live with the animosity, but if the animosity turns to real issues
then a separation is necessary for the good of both parties.
