We all are familiar with the statement when it comes to
business, “Location, Location, Location”, But when it comes to rental property,
you can replace the word” Location” with “School District”.
I have been talking about how buying rental property in a Top school district is the best way to get higher rents and also keep your
property occupied and I was reading a very interesting article in a blog called
“Rent Café” that backs up my opinion. In the article the writer focused on 5
cities in California and it shows that renters pay up to 46% more in Top
school districts then they do in poor school districts.
Eye Opening Numbers
Not Surprising, cities like Los Angeles and San Francisco
had a high percentage difference, the article also looked at San Diego and San
Jose, but the big surprise in the study was Sacramento. Sacramento which is the
lowest rent city of the 5 had a huge 46% difference in the cost of rent in Top
The article did not surprise me, but the numbers are eye
opening and it should make investors think when they buy rental property. The
problem with buying in a Top school district, is the price. Buying an investment property in a Top School District is
going to have a substantially higher cost. In some areas the home prices double in the
top school districts.
