Get the most out of an open house
Open Houses are really a marketing tool for the listing
agent who is hosting the event and they know that the odds of selling the home
due to an open house is small unless the market is very hot and there are multiple
offers on properties. But the open house gives the agent a means to meet all
the neighbors and also meet potential buyers, but is there also another
important reason to hold an open house.
Eye opening
Many years ago, before I was a Realtor I was building my
first home and the Realtor at the time was holding an open house. I was still
finishing some gingerbread on the outside of the home and none of the potential
buyers who were making their way through the home knew I was the builder so they
spoke freely in front of me and I learned a lot. Their comments made me understand
what people were looking for and what I was missing as a single man building
homes for families and it made me change my approach to building.
Listen and learn
Realtors can learn the same thing when it comes to their
open houses. Asking potential buyers who come through the home what their
thoughts are can bring some fresh eyes on the home and give the Realtor some
reasons to talk to the owners to make some changes to the home if possible.
What I like to do is give the owners an update on what has
happened at the open house and list the positive and negative comments of the
potential buyers. This way the owners of the property can see what other people
see in their home and may adjust there thinking, in the way they perceive their
home.
Treat clients like adults
Most sellers think their home is special, but when you allow them to read
what other people say, that may bring them to back to reality and help with
the sale.
I understand that many Realtors try and insulate their
sellers from the negative comments about their home, but that is a mistake. In
my business of Property Management in Orange County Ca. I treat my clients like
adults and they need to hear what I hear as long as it makes sense. As any
Realtor knows many people who come through homes at an open house have no plans
on buying the home, but they still can have some good insight to what people
are looking for.
I am not a huge fan of open houses, but if you are going to
do them as a Realtor, get the most out of the time you are spending there.
