Raising the rent
One of the most uncomfortable things that I have to do is to
tell Tenants that their rent is going up. Most accept it, but some do cry a
little.
Face the music
When I do have to let Tenants know their rent is going up, I
always contact them in person before I give the notice. First, I think it is cowardly to just post or
mail a notice, but also I would rather have the Tenant get any objections off
their chest right away, that way when they get the official written notice,
they have already vented.
IN my business of Property Management in Orange County Ca. I understand that when the rent goes up, the first reaction
by Tenants is anger and since I m the one giving them the bad news, I am the
one they are angry with, so anything they say at the moment of impact, I let
roll off my back. Most are not too abusive, but I have had some get very
emotional and say things that would normally be a problem, but in the moment I forget
is was said. Most of the time the Tenant apologizes once the anger subsides,
but even if they don’t, that’s OK
As I have written about before, when I have a good Tenant in
a property, I really don’t like to raise the rent, but in this environment when
rents continue to be on the rise, Landlords don’t want to miss out on an
opportunity to make a little more money and I can’t blame them. I always remind
them, that they need to keep in mind before raising the rent that the cost that
can come if the Tenant decides to move out because of the higher rent. I don’t
want to discourage the Landlord, but I do want them to be well informed of the
downside and not just look at the increase in revenue.

Most of the time, if the Landlord is reasonable in the
increase the Tenant may complain, but they will not want to move, because there
is a cost to them moving also and if they are happy where they live a move will
not be worth it. A landlord should never count on that and if you have a good Tenant
make sure you are sensitive to their life situation, because good Tenants are
not always easy to find.
