Applicants that may not always be telling the Truth

When you are screening applicants for a rental property, you have them fill out an application, but how do you know if what they say is correct or if it is untrue?

Deception

It may not always be easy to know if an applicant is lying because of companies that make a living on fake references like CareerExcuse.com.  For as little as $5 your applicant can have two trained professionals waiting for your call. For $100 per month, your applicant will receive a fraudulent reference from a live leasing agent with a real address and property management website. If that was not bad enough, a forged, two-page employment verification can be obtained for  $10.

Illegal Documents

In my business of Property Management in Orange County Ca. I am aware that Forged documents are also much easier for applicants to present especially with companies like Stubsamples.com and SpeedyStub.com, The one thing about fake documents is that  unlike when writing down fake references, some applicants don’t realize that using these pay stub generators for verification purposes is illegal.
And of course there is identity theft. According to Javelin Strategy & Research, in 2015, 3.1 million U.S consumers fell victim to identity theft.

Finding the falsehoods

Try to find inconsistencies on the application and when you do, see how the applicant explains those inconsistencies. If the answers they give are not satisfactory, then you may want to pass.
Feeling your way through a rental application most of the time can be made easier by looking at the credit report, if the report is complete. Even though making calls to check references may not be full proof, it is still a part of the process that should be followed. The best way to get great Tenants though is to have multiple applicants to a property to choose from, that way you can pick and choose, but if you only have one applicant, be careful not to overlook some issues in order to fill the property.
