Handling
Tenant Disputes
Handling Tenant disputes can be a
very messy part of Property Management. Tenants who live in a multi unit
building many times have trouble sharing. Since the building has shared walls
and often shared facilities, just like in families each member of the building
can get on the nerves of the others.
Noise disputes, parking problems
and other issues are very common in these close living situations. Most of the
time these issues can be resolved with some reasoning, but other times they
require more intervention by the Property Management.
In my business of Property
Management in Orange County Ca. When I have to get involved in these disputes,
I start with a phone call to the parties that are involved. The next step if
the phone call does not get the results I desire, is to meet with the parties
in person and try to figure out who is at fault. Many times, it may not be a
matter of fault but misunderstanding of the rules. My next step is to tell both
parties that if the two parties can’t resolve the problem, then I will have to
start monitoring the property to the letter of the rules. Believe me, the last
thing Tenants want is a hovering Property Manager. Most Tenants understand that
a crack down on the rules will be inconvenient and take away some of their
independence.
All of us know that there are rules
and then there are bending of the rules. Most of the time, the bending is
harmless and makes life more convenient, but if As a Property Manager, I have
to step in between two or more Tenants, then The rules are going to be followed
to the letter.
I have to tell you that the success
rate of solving the Tenant disputes with the threat of more Property Management
intervention is pretty high. Pushing that button really makes the parties that
have disputes think about ways to get along.
If that threat does not work, them
my involvement does become more invasive and many times the tenant that is
causing the problem will move out, or in an extreme case be evicted.
Getting between Tenants in a
dispute is part of the Property Management Service, but not a fun part of the
business. Allowing the parties to solve their own problems and letting them
find a way to live together is the best outcome, but every once in a while some
people just can’t live together and they need to be separated before things get
worst.
